Latest letting at Bridgwater Gateway speculative industrial units

— Grant Westfield to take 5,381 sq ft Unit 1603 —

Bristol, 08 December 2020: – Another speculatively developed Grade A industrial unit at the £150 million Bridgwater Gateway business park has been let by Colliers International.

Unit 1603, which totals 5,381 sq ft, has been leased to Grant Westfield, an award-winning company with a history dating back over 100 years, which specialises in bathroom panels for use in settings ranging from hotels to new build homes.

The letting of Unit 1603, on a straight 10-year term, is the latest at a terrace of five industrial units available for immediate occupation at 120-acre Bridgwater Gateway. The units are the first to be developed speculatively in Bridgwater for more than a decade.

Earlier this year, Units 1604 and 1605, which together total nearly 11,000 sq ft, were let for 10-years to AMS Nuclear Engineering.

Phil Wade, of developers and landlords Bridgwater Gateway, said: “We are pleased to be welcoming Grant Westfield as the latest new tenant to Bridgwater Gateway.

“Developing speculatively is always a risk, but despite the impact of lockdowns and restrictions resulting from the COVID-19 outbreak we’ve seen keen interest in these high-specification units, which are ready for immediate occupation and strategically located near Junction 24 of the M5 motorway and Hinkley Point C power station.

“Additionally, we can accommodate design and build opportunities up to 400,000 sq ft elsewhere on the estate and are already in discussions with occupiers who require bespoke facilities for their operations.”

Tom Watkins, head of the Industrial & Logistics team in the Bristol office of Colliers International, which is solely marketing Bridgwater Gateway, said: “These speculative units were completed this year, and the run of lettings that has since followed shows that developers and landlords Bridgwater Gateway were right to take such a proactive approach.

“The remaining two units are currently the focus of interest from a range of potential occupiers. They are available as separate units and there is also the potential to combine them.”

The two units available at the mixed-use Bridgwater Gateway scheme start at 5,381 sq ft and can be consolidated to suit larger occupier requirements of up to 10,762 sq ft. Each comprises a large open plan warehouse, first floor office space, dedicated car parking at the front, separately-accessed loading doors and parking for delivery vehicles at the rear.

The units are part of the first phase of the mixed-use scheme at Bridgwater Gateway, which also includes a Premier Inn, which opened at the business park last year, and a Costa Coffee Drive-Thru which is currently under construction. The business park will feature a range of new commercial and office buildings, which will benefit from a landscaped site with views to the Quantock Hills Area of Natural Beauty.
